Spirit has 238 sqft on the main level with 138 sqft in the 2 lofts. There is lots of storage in the smugglers holds, sliding spice rack, 7 -toe kick drawers, cabinet bridge, and stairs with built in storage. Speaking of the cabinet bridge, it is constructed so that a guest could sleep on them, if needed. This tiny house also has a Airport Ball air exchanger to exhaust the stale house air and moisture to the outside while bringing in fresh air.

There are 3 hatches with 6 peach crates inside of each hatch, and that provides 18 peach crates under the floor for storage.

Beautiful house! Do you have any photos of the lofts/upstairs? Also, it appears you may HAVE stairs–do you have photos of that? And of the storage? It’s hard to get a feel for the full view great room, other than awesome reclining built-in…

I’m in Shoreview, and have also been basing my designs on the Morrison hOMe. However, to fit more insulation, I was planning to frame with 2×6 instead. It looks like you used 2x4s as the plans specify? Wondering if you had it done early enough to tell how that will measure up. Our winters have been below-par for a few years, but I’d hate to be caught short. Even if I lose some interior space. Thoughts?
This is the 2nd one that we have built. Using closed cell spray foam, we have an R21 at the walls and an R44 at the ceiling. The roof is framed with 2×6 so we eliminated the air space and have solid foam. The spray foam also provides a 20% increase in sheer strength and seals all gaps and cracks in the walls, floors, and roof. Making it a really tight house.
I would not use 2×6 walls as space is more valuable than that additional energy savings in a tiny house.
What are the price ranges? And are these tiny homes available in Florida? Thank you!

Thank you Larry. This one started in the low 70′s and with added features such as water tanks, appliances, Hobbit stove, solar system and more. It is coming in around 84k. The tape is still ticking as this is a cost plus project, which we do from time to time.
This one looks really big……I mean, it has all the comforts of home and the stairs don’t look like most of the ones in tiny homes…..these look like even older people could use them

this is one of the most well conceived and constructed Tiny’s I have seen. top 3 for me. $85k is a fair price for the quality and features. congratulations to both the owners and the builders. I live in Mn for 49 years so I understand some of the benefits plus some weather issues to be considered when building there.
